Heating and plumbing in Bradshaw

Where I cover around Bradshaw
The BL2 4 postcodes — Bradshaw village, Hulme Road, Bradshaw Meadows, Turton Road, Bradshaw Road and the farms and closes off them — running up towards Turton and back down to Harwood.
There is one flat call-out charge across the whole 20-mile area, so Bradshaw is not priced differently from anywhere else and travel is already inside it. What being this close buys you is availability rather than a discount: at ten minutes, a same-day slot is realistic whenever the diary allows.
What I actually get called to in Bradshaw
Recent Bradshaw jobs on my system include a strip-down and cleanse service, a filling loop replaced and a new condense pipe run, annual services and gas safety certificates on several houses along the same two roads, a burner chamber cleared of debris that a normal service could not reach, a broken toilet flush, an old lead pipe in a back yard crimped and capped off above ground, and a new gas main run to a fire at a property on Bradshaw Road.
It is a more mixed list than the districts closer in, which is what you get where village housing, newer estates and the odd farm sit next to each other.

Bradshaw runs from the village and the older stone housing out to the newer estates around Bradshaw Meadows, with farmland beyond. Three jobs keep coming back.
The part of the boiler a normal service does not reach
One Bradshaw boiler needed the manufacturer’s own cleaning tool to clear debris from the back of the burner chamber. A service that does not strip the appliance down will not find that, and it is the difference between a boiler that runs cleanly for another year and one that keeps locking out. A strip-down and cleanse is what £105 buys here, not a look and a sticker.
Filling loops and condense pipes — the two parts that fail quietly
On the same Bradshaw house the filling loop was replaced and a new condense pipe run. Neither will stop the boiler today. A weeping filling loop drips onto the floor for months, and a condense pipe run badly is the thing that freezes and shuts you down on the coldest morning of the year. Both are cheap now and expensive in January.
New gas supply pipework, not just appliances
A property on Bradshaw Road needed a gas main run to a fire — the old fire stripped out and fresh pipework installed up to the gas valve. Running a new supply is a different job from servicing what is already there, and out this way, where properties are bigger and older, it comes up more than you would think.

Flat, whatever the make. A gas fire service is the same. Add a gas safety record for £150 all in — that is the boiler on the certificate, and £10 for each other gas appliance added to it.
New boiler from £1,799 fitted
A like-for-like combi swap, system flush and magnetic filter included. Moving the boiler, changing system type or coming off a back boiler is priced above it, after a look.
Everything else
Gas safety record on its own £99 for the first appliance, £10 each extra. Leak detection and trace £180, covering travel and the first 90 minutes, with a written report for an insurer at £60. Cancellation or missed appointment £66.
Fixed-price bookings made online — the £105 service and the £132 call-out — take the full amount at the time of booking, and that payment is the whole price for the visit. Quoted work such as a boiler install or a bathroom takes 50% at booking with the balance on completion.
