What does it cost?
£105 including VAT. Boiler or gas fire, anywhere within 20 miles of BL2 2TA. That is the whole price for a full service — not a starting figure.
Will it turn into a bigger bill?
Only if you say so. If your appliance needs work beyond the manufacturer’s service schedule, you get the cost first and you decide. Nothing is done on the quiet.
What do I actually get?
Every check the manufacturer specifies for your appliance, the flue gas analyser readings, and a written record kept on file against your address.
Who turns up?
Chris. The same person who quoted it and took the booking. You are not handed to whichever engineer happens to be free.
You are told the total before you book — distance charge included.
The figure agreed on the phone is the figure on the invoice. If there is nothing to add, nothing gets added.

What happens
- You book, and you get the price then. Not after the visit, and not “from” a figure. The total, before anyone sets off.
- Chris services the appliance to its own schedule. Every manufacturer specifies something slightly different — yours gets what yours needs, and the analyser readings are recorded as they are taken.
- You get the record, and it stays on file. Logged digitally against your address, so next year starts from what was found this year rather than from scratch.
If it needs more than a service
Roughly one appliance in ten has been left long enough that a full strip-down clean is the only way to do the job properly. If yours is one of them, you are told what it costs before a spanner goes near it, and you can say no.
A service is a check and a clean. It is not a promise that nothing will ever fail — but it is the thing that finds the fault while it is still cheap.

£150 including VAT. The annual service and the Gas Safety Record on one visit — £54 less than booking them separately.
Certificate only
£99 including VAT for the first appliance. The CP12 your tenants are entitled to by law, issued within 28 days of the check.
More than one appliance
£10 each for every gas appliance beyond the boiler — a fire, a hob, a cooker. Priced before you book, never added afterwards.

Distance, and extra appliances
£105 is the price wherever you are. There is no distance uplift on a service — five minutes away or twenty miles out, it is the same figure. I do not normally travel beyond 20 miles from BL2 2TA.
A gas fire is also £105 including VAT. A cooker is from £45. Where you want more than one appliance done at the same visit, I price the whole visit before you book so you know the total in advance.
Who does the work, and what I am assessed to do
Every visit is made by me. Gas Safe registered under 917962, a member of the Chartered Institute of Plumbing and Heating Engineering under 129130, WaterSafe approved for work on drinking water supplies, and City & Guilds trained, with over fifteen years in the trade.
A service is only worth what the person doing it is assessed to judge. Competence on gas is assessed category by category under the Accredited Certification Scheme and reassessed every five years. The ones behind an annual service are:
CCN1
Core Domestic Gas Safety. Pipework, ventilation, flueing and tightness testing — the checks that decide whether an appliance is safe to leave working.
CENWAT
Central Heating Boilers & Water Heaters. The category your boiler falls under, and the one the manufacturer schedule is written against.
CPA1
Combustion Performance Analysis. Reading a flue gas analyser properly, so the appliance is judged on its actual combustion rather than on how it sounds.
HTR1 and CKR1
Fires, wall heaters and cooking appliances. The other gas appliances in the house, so a whole-property check does not need a second engineer.
Also held on the gas side: TPCP1A for testing and purging pipework, and Building Regulations competence, which is what lets me notify an installation myself rather than sending you off to find a third party. All of it covers LPG as well as natural gas, and behind the domestic categories sit the commercial ones — CODNCO1, CORT1, CIGA1, CDGA1 and ICPN1 — plus the LPG changeover tickets for permanent dwellings, park homes and leisure accommodation. I take domestic and landlord work, so treat those as the depth of the assessment rather than a list of what I sell.
Away from gas, assessed by NICEIC in December 2024: Unvented Hot Water Storage Systems, installation and servicing, in compliance with G3 of Approved Document G; the Water Supply (Water Fittings) Regulations 1999; energy efficiency for domestic heating and hot water systems; solar thermal hot water; and air source heat pumps. Behind all of that sit a BTEC National Diploma in electrical and electronic engineering and City & Guilds electrical installation training — useful for understanding controls and wiring centres, though I am not an electrical contractor and do not present myself as one.
None of it is a badge you buy. Gas Safe registration is renewed annually and the gas work I notify can be inspected. CIPHE members are vetted before joining, have to keep their skills current, and answer to an independent complaints panel. Every number here is checkable on somebody else’s website rather than mine — the credentials page tells you where.
