The annual service an unvented cylinder is supposed to have.
It is a pressure vessel with safety controls bolted to it. Those controls are only worth anything if somebody tests them, and most manufacturers ask for that once a year.

Water running out of the pipe outside is a fault, not a service
If the small pipe coming through the wall near your cylinder is dripping or running, a safety valve is lifting. That is a repair, and booking a service will not fix it. Turn the heat off to the cylinder if you know how, then ring me on 01204 961827.
It is a £132 call-out rather than a £150 service, so it costs you less than the wrong booking would. I would rather tell you that now than take the money for the wrong visit.
What it costs
The service
£150 including VAT for a full service on its own visit, anywhere within 20 miles of Bolton. That is the whole price rather than a starting figure, and the travel is already in it.
Done with your boiler service
£60 including VAT when I am already with you for the boiler. Book the boiler service instead and tick the cylinder when the form asks. It is the cheapest way to have both done.
If something is actually wrong
That is a call-out, not a service. £132 including VAT covers travel and the first 90 minutes, then £45 for each further half hour. You are charged for the time actually taken.
Parts
Not included, and never quoted before the fault is confirmed. If an expansion vessel, a valve or a thermostat needs replacing you get the cost before anything is fitted.
A cylinder service is worth exactly what the person doing it is assessed to judge.
Unvented work is one of the few jobs in a house where the certificate exists for a real reason. Mine was assessed by NICEIC in December 2024, and you can check it on their website rather than on mine.

What I actually do on the visit
- The expansion vessel or internal air gap comes first. It is the part that fails most often, and it is usually what makes the outside pipe drip. The charge is read, recharged to the manufacturer’s figure, and written down.
- Every safety control is tested, not just looked at. The temperature and pressure relief valve, the expansion relief valve, the thermostat and the thermal cut-out behind it. Operated, checked and recorded as they are found.
- The discharge pipework is checked against G3. That the tundish can still be seen, that the pipe runs and terminates where Building Regulations say it should, and that nothing has been boxed in or blocked since it was fitted.
- You get the record on the day, and a reminder before it is due again. Logged against your address, so next year starts from what was found this year rather than from scratch.
What £150 does not buy
Parts. A service is a check, a test and a clean. If a valve, a thermostat or an expansion vessel has failed, replacing it is priced separately and you decide before I fit anything.
And it is not a promise that nothing will ever fail. It is the thing that finds the fault while it is still a part on an invoice rather than a flooded airing cupboard.
Who does the work
Every visit is made by me. My unvented work is assessed by NICEIC — the Unvented Hot Water Storage Systems certificate, covering installation and servicing, in compliance with G3 of Approved Document G, together with the Water Supply (Water Fittings) Regulations 1999. Both were assessed in December 2024.
I am WIAPS approved and on the WaterSafe register, which is what authorises me to work on drinking water supplies, and a member of the Chartered Institute of Plumbing and Heating Engineering under 129130. Gas Safe registration 917962 covers the boiler side, where the cylinder is heated by one.
None of it is a badge you buy, and every number here is checkable on somebody else’s website rather than mine — the credentials page tells you where.
Further information
If the boiler is due its annual service as well, boiler servicing is £105 including VAT and the cylinder is £60 on the same visit. If the trouble is the wider system rather than the cylinder — cold radiators, dropping pressure, no hot water anywhere — that is heating system maintenance. Landlords can have the gas safety record done on the same visit.
