What this covers
A boiler is one part of a heating system. Most of the complaints I get called out for are about everything else — the radiators, the pipework, the hot water cylinder and the controls that tell it all what to do.
Typical jobs: radiators cold at the bottom or cold at the top, a room that never gets warm, banging or gurgling pipes, pressure that keeps dropping, a hot water cylinder that gives you one shower and no more, thermostats and timers that no longer match how you actually live, and systems that have never been flushed or filtered.
Unvented cylinders included. Working on a pressurised cylinder calls for its own certificate, and I hold it: NICEIC assessed in Unvented Hot Water Storage Systems, in compliance with G3 of the Building Regulations Approved Document G and the Water Supply (Water Fittings) Regulations 1999. Vented or unvented, it is the same phone call.

What does it cost to get you out?
£132 including VAT covers the call-out, the travel and the first hour and a half. After that it is £45 for each further half hour, or part of one.
Will you know what is wrong?
Usually within the first visit. Cold spots, pressure loss and noise each have a short list of causes, and I work through them in order rather than replacing parts to see what helps.
What about parts?
Never fitted before you have the cost. Materials are charged at cost plus 22.5%, and you are told the figure before anything is ordered.
Who turns up?

I diagnose before I replace.
Swapping parts until the symptom goes away is quick for me and expensive for you. Finding the cause first is the other way round.

How I go about it
- I ask what the system is actually doing. Which rooms, at what time of day, since when, and what has changed. Half of a diagnosis happens on the phone before anyone drives anywhere.
- I test rather than guess. Flow and return temperatures across the radiators, system pressure, the expansion vessel, the pump, and the controls. Readings get recorded, not remembered.
- You get the finding and the cost before any work starts. If it is a balance and a bleed, I say so. If the system is full of sludge and needs flushing, I say that too — and what it costs.
- The work is logged with photographs. Against your address, so the next visit starts from what was found this time rather than from scratch.

Cold spots across several radiators, no parts needed. Usually finished inside the first 90 minutes — £132 including VAT.
Thermostatic valve or pump
A part plus the labour to fit it. The labour is the call-out plus any further half hours at £45 each; the part is quoted before it is ordered.
System flush and filter
Priced on site once I have seen the system — the size, the number of radiators and how bad the sludge is all change the figure. You get it in writing first.
Controls and timers
Replacing a thermostat or a programmer, or setting up what you already have properly. Quoted before I start, and explained before I leave.
Who does the work, and what I am assessed to do
Every visit is made by me. Gas Safe registered under 917962, a member of the Chartered Institute of Plumbing and Heating Engineering under 129130, WaterSafe approved for work on drinking water supplies, and City & Guilds trained, with over fifteen years in the trade.
Gas work is not something you are simply allowed to do. Competence is assessed category by category under the Accredited Certification Scheme, and it has to be reassessed every five years. The ones that matter for a heating system are:
CCN1
Core Domestic Gas Safety. The foundation ticket — pipework, ventilation, flueing, tightness testing and emergency procedures. Everything else sits on top of it.
CENWAT
Central Heating Boilers & Water Heaters. The category that covers boilers and gas water heaters, which is what most heating faults come back to.
CPA1
Combustion Performance Analysis. Reading a flue gas analyser properly, so a boiler is judged on its actual combustion rather than on how it sounds.
HTR1 and CKR1
Fires & wall heaters, and cooking appliances. The other gas appliances in the house, so a whole-property check does not need a second engineer.
Also held on the gas side: TPCP1A for testing and purging pipework, and Building Regulations competence, which is what lets me notify an installation myself rather than sending you off to find a third party. All of it covers LPG as well as natural gas, and behind the domestic categories sit the commercial ones — CODNCO1, CORT1, CIGA1, CDGA1 and ICPN1 — plus the LPG changeover tickets for permanent dwellings, park homes and leisure accommodation. I take domestic and landlord work, so treat those as the depth of the assessment rather than a list of what I sell.
And away from gas, assessed by NICEIC in December 2024: Unvented Hot Water Storage Systems, installation and servicing, in compliance with G3 of Approved Document G, the Water Supply (Water Fittings) Regulations 1999, energy efficiency for domestic heating and hot water systems, solar thermal hot water, and air source heat pumps. Behind all of that sit a BTEC National Diploma in electrical and electronic engineering and City & Guilds electrical installation training — useful for understanding controls and wiring centres, though I am not an electrical contractor and do not present myself as one.
None of it is a badge you buy. Gas Safe registration is renewed annually, and the gas work I notify can be inspected. CIPHE members are vetted before joining, have to keep their skills current, and answer to an independent complaints panel.
