Dripping taps, stiff taps, mixer taps that have lost pressure, showers that run cold or scald, toilets that will not flush or will not stop. Replaced or repaired with parts that will still be available in five years.
Hot water cylinders
Vented and unvented. I hold the Unvented Hot Water Storage Systems certificate, in compliance with G3, so I can install, service and sign off a pressurised cylinder as well as swap an old copper tank.
Cold water and mains
Low pressure, noisy pipes, a stop tap that will not turn, lead pipe that ought to go, and the underground water main between the road and your house — open-cut renewal, WaterSafe signed off, priced in writing.
Pipework and isolation valves

Emergency plumbing
Same-day where the diary allows, usually within about seven miles of BL2. Ring first — I will talk you through stopping the water while I am on my way. Details on the emergency plumbing page.
Water coming through a ceiling? Turn it off before you ring anyone.
Find the stop tap — usually under the kitchen sink, sometimes in a downstairs cupboard or outside by the path — and turn it clockwise until it stops. If water is anywhere near lights or sockets, switch the electrics off at the consumer unit. Then ring me. And if the leak turns out to be on the pipe between the road and your stop tap, it may be United Utilities’ pipe and their repair is free — I will tell you if that is what I find, not charge you for it.

Book the call-out online and the form takes the £132 there and then — that is the whole price of the visit. Parts, or time beyond the first 90 minutes, are agreed with you before they are charged, never added afterwards.
How a visit goes
- You tell me what is happening. Book online or ring 01204 961827. A photo helps if you have one.
- You get the price first. The call-out is £132 and I will say up front if I think the job will need longer or parts.
- I turn up when I said I would. You get a message when I am on my way, so you are not waiting in all day.
- I fix it properly and tidy up. Isolation valves where there were none, the old parts shown to you, the floor as I found it.
- Invoice by email, guarantee in writing. 24 months on the workmanship, and a reminder if anything I fitted needs servicing.

Do you charge a call-out fee?
Yes — £132 including VAT, and it is not a fee on top of the work. It buys the travel and the first 90 minutes on site, which is enough to finish most plumbing repairs.
Are you a plumber or a gas engineer?
Both. I am Gas Safe registered (917962) for anything with gas in it, WaterSafe approved for anything with drinking water in it, and CIPHE registered (129130) for the plumbing in between. One person, one visit, no second trade to book.
Can you come today?
Often, if you are within about seven miles and the diary allows. Ring rather than book online for a same-day job so I can tell you straight away whether I can get to you.
Do you fix leaks you cannot see?
Yes, and I trace them before I open anything up. Lifting floors on a guess is how a small job becomes a big one. The leak detection page explains how it works.
Do you fit new bathrooms?
Yes — the whole room, managed by me, with tiling through a tiler I have used for years. Bathrooms are on their own page, priced as a written quote rather than a call-out.
What is guaranteed?
My workmanship, for 24 months on plumbing, heating and gas work. Parts carry the manufacturer’s guarantee alongside it.
Will you leave a mess?
No. Dust sheets down, old parts bagged, floor as I found it. If I have had to open something up I will tell you what needs making good and who should do it.
Every job priced in writing before I start.
A plumber who will not give you a price before setting off is a plumber who has not decided what to charge you yet. I decide first, tell you, and stick to it.
