What it costs
Certificate only
£99 including VAT for the first appliance. That is the CP12 your tenants are entitled to by law, issued within 28 days of the check.
Certificate and service together
£150 including VAT. The annual service and the Gas Safety Record on one visit — £54 less than booking them separately.
More than one appliance
£10 each for every gas appliance beyond the first — a fire, a hob, a cooker. Priced before you book, never added afterwards.

Safety paperwork is issued as soon as the work is done — whether or not the invoice has been paid.
Holding a certificate back over an unpaid bill leaves a tenant unprotected and a landlord in breach. I do not do it.
Book a gas safety check
Monday to Friday, 8:00am to 5:00pm. Tell me the address and how many gas appliances there are, and you will have the total price straight away.

What you get

What the law asks of you
If you are a landlord, the Gas Safety (Installation and Use) Regulations 1998 require you to keep a copy for two years and give one to your tenant within 28 days, or to a new tenant at the start of their tenancy.
Every check is logged digitally against the address, so next year starts from what was found this year rather than from scratch — and if a tenant or a letting agent asks for a copy, I can send it again.
